This mixed-use apartment development offers 16 units of affordable housing and 19 units of market-rate housing, with a mix of 2 and 3 bedroom units. The main floor will have a 446 m² child care centre. The basement provides generous storage lockers for each unit and a multi-purpose room. The roop top patio provides a private outdoor space for residents to enjoy.  

 

Colour Connectedness was the design theme for this building. Primary colours by the daycare invite a playful feeling on the ground floor. The colour of the cladding respects the surrounding neighbourhood vernacular. Setbacks have been increased to respect the privacy of neighbours, as well as provide more greenspace and landscaping for building users and the community. 

 

The building will utilize geothermal for heating and cooling. Many strategies to improve energy efficiency have been implemented, including LED lighting, site analysis and solar simulations, super insulation, shape factor, triple glazing and energy modeling throughout the design process. The design also considers Winter City Design Guidelines.
